At Tri Star Funding, we are federally qualified VA lenders; only lenders who are federally qualified are allowed to offer them. VA loans are no money down loans are guaranteed by the U.S. Veterans Administration and began in 1944 to offer long-term financing to American veterans. In Colorado there are many veterans, in Colorado Springs alone we have, Peterson Air Force Base, Schreiver Air Force Base, Fort Carson, NORAD, Cheyenne Mountain Air Force Station. A lot of our neighbors have access to this loan program, which in most cases is easier to qualify for then conventional loans and again can get you in a home for NO money down.
 
People who could qualify for the VA loan program are the following.

• If you are an active duty Veteran discharged, without the status of "dishonorable".
• You’ve completed 90 consecutive days of service during a major conflict.
• You’ve served during peacetime with at least 180 days active duty of consecutive service.
• You are an enlisted Veteran, whose service began after 1980, or an officer whose service began after 1981, and also having served at least 2 years.
• You are in the National Guard or selected Reserve members may also qualify. Not all do so contact us to find out.

You can use a VA loan for either a purchase or a refinance. Here are the basics:

• 100% financing without private mortgage insurance or 20% second mortgage.
• A VA funding fee of 0 to 3.3% (this fee may be financed) of the loan amount is paid to the VA.
• When purchasing a home, veterans may borrow up to 100% of the sales price or reasonable value of the home, whichever is less.
• When refinancing a home, there are 2 versions of this program. First is a “Cash Out” refinance to pull cash out of your home’s equity, or a “Streamline” refinance to lower your interest rate. Veterans may borrow up to 90% of reasonable value in order to refinance where state law allows.
